Seller Construction Notes-

  • The foundation of the house was intentionally “over” built. The footings around the house are massive because I did not ever want a problem with the foundation.  We also enhanced the structural integrity of the home by incorporating a drainage system inside of the foundation that is integrated into a sump pump system. It allows any ground water to be pumped out if the water level ever reaches two feet below the foundation.  This system consists of a ditch dug inside of the cement foundation that has a 4-inch perforated PVC pipe that is buried in gravel/chat that allow water to migrate into the pipe and then to the SE mechanical room and outside via the pump. I know of only one time in the last 20 years that the pump ran.  It is easily accessible.

  • We used 2 x 6 cedar wood for the exposed construction around windows and behind gutters. 

  • We also used a 40-year roof shingle that has never been affected by hail. It has been inspected each time after any significant weather event has occurred.

  • There is a wood burning fire insert in the Den are.  Totally wood burning, no gas start.  It has a built in blower and will heat the entire main floor and sometimes needs to be turned down because it gets too warm in the house.

  • There is six inches of bat insulation above the ceiling on the main floor.  This is covered with between four and six inches of spray in/expansion foam insulation.

  • The home has a built in security system.

  • The Lazy L salt water heated pool was built in 2007.  We added the pool house/garage the same year.  The pool has a vinyl liner and is heated by a heat pump located behind the pool house. There is a pump to install a robot cleaner that keeps maintenance at an absolute minimum.

  • There are three heating/cooling units in the home.  One controls the lower level, one controls the kitchen, laundry and living areas on the north end of the house.  The other controls the upstairs bedrooms and bathrooms.
